THE BRECON Beacons National Park authority are producing a new Local Developmant Plan which must provide 1,500 new dwellings over the next 10 years.
On the instructions of the Welsh Assembly Government an average of 150 new dwellings per year for the whole of the Park area are to be provided.
BBNP have invited individuals to put forward "Candidate Sites" for development and in the Gilwern area all the proposed sites are for housing. Of those proposed there are four sites which meet the initial criteria.
They are: Land adjacent to Marpela, Common Road 0.36 Hectares(0.9 acres) number of units (houses) not specified.
Land adjacent to Glangrwyney Road and The Shires. 0.52 Hectares (1.3 acres) 15 units.
Land at Lower Common between Dan y Coed and Maes y Berllan Farm. 0.75 hectares (1.8 acres)
Land at Crossroads, north of Lancaster Drive GW2 on the old Unitary Plan. 3.76 hectares (9.3 acres) with about 120 units.
Total about 165 units and there will be some individual "infill" sites and 35 units at Ty Mawr. All candidate sites have notices posted at the locations but these are not planning applications at this stage.
Anyone who objects to some or all of these can write to Strategy and Policy, BBNP, Plas y Ffynnon, Cambrian Way, Brecon LD3 7HP or e-mail [email protected]">[email protected]. Reasons for objecting should be made.
Brian Kemp, on behalf of Llanelly Community Council said, "Our concerns are that Gilwern's facilities are already stretched by the housing already here. The school does not have the capacity for a large influx of new pupils. The sewerage system is already stretched beyond its safe capacity. All the sites have poor access. At Marpela the access is at a bend in Common Road. The Lower Common sites would be are accessed along a narrow unclassified road or Glangrwyneyroad. At Crossroads there is no viable access at present. All the sites are for private development with a very limited number of affordable housing. There is also a very big site at Cwrt y Gollen where 200 houses are proposed and the increase in traffic along the Glangrwyney road would be a hazard. BBNP want the the opinion of the public so make your view known by March 31," he said.
